MRI was the Design/Build Manager for this luxury condominium. We managed the engineering, design, permitting and inspection process for this 4 story, light gauge steel framed condominium project. MRI planned, scheduled, estimated and supervised the work. Quality materials were used to provide a long life with low maintenance needs.

Condominium Fire Rebuild

MRI was the General Contractor for the $5.2 million complete renovation of this 27 unit custom condominium. Regulatory compliance and code upgrades were required because previous hurricane damage was not repaired correctly. Extensive rot was also found throughout the building that required emergency shoring and replacement to restore structural integrity.

Condominium Mid-Rise Slow Motion Collapse Averted

MRI evaluated this midtown mid-rise condominium for slow motion collapse. Thirty columns around the building were failing and pulling away from the building due to overloading of the shallow footings. Temporary shoring was put in place to support the building while structural integrity was restored to the building.

Post Hurricane Harvey

Immediately after Hurricane Harvey's flood waters receded, MRI began mitigation procedures such as contents removal, and tear-out of wet and damaged structures. MRI met with insurance adjusters and clients to ensure proper documentation of claims and adequate settlements. For clients who wanted to make major changes, such as removal of load-bearing walls, large spanned beams, and additions, MRI provided engineering design. Construction management was also provided for reconstruction.

After Hurricane Ike damaged this home, MRI remodeled the existing space to allow for handicap access. This included changes such as an enlarged hallway, master bathroom, and shower, and reworking the layout of kitchen cabinets and counter space to provide more accessible working space

Apartment Construction Defects & Repair Scope

MRI was originally contacted by a potential buyer, referred to MRI by a structural engineer, that was interested in purchasing a large, fairly new constructed apartment complex. After the purchase failed to materialize, the property management firm retained MRI to develop a full damage evaluation and cost estimate of potential repairs. MRI performed a comprehensive survey and organized checklists to evaluate the entire property. MRI had found several design and construction errors, as well as potential collapse areas at the landing and stairs. Safety measures were immediately implemented to protect the residents, property managers, and investors in the complex. Design recommendations were made and an engineered repair scope and estimate were developed.

Single Family Estate —
New Build

MRI was asked to complete the construction of this 10,000 square foot luxury home after half the foundation was finished. As the General Contractor, we evaluated the existing structural issues, completed the architectural design, met all the necessary requirements of the neighborhood Home Owners Association and obtained all necessary permits. Working with subcontractors and our own direct hired personnel, we were able to finish this project and deliver a quality product to the owners.

River Oaks Home

MRI was retained to complete the design build of a 3,800 square foot contemporary custom home in the River Oaks area. MRI worked with the owner from day one to develop the perfect floor plan and program for their home. The home is composed of clean lines and modern finishes, perfect for entertaining and outdoor living in the heart of the city.

New Construction of
High-End Condominiums

MRI constructed this 6 story concrete and wood framed 44 unit condominiums. Part of the cast-in-place concrete two story parking structure is below grade and four stories of wood framing sit atop the concrete parking structure. Typical condominium finishes, life safety systems, security systems, parking control and interior air conditioned halls were included in the total building package.

Apartment Rafters Damaged by Tornado

After a tornado damaged this South Houston Apartment complex, the property owner contacted MRI for an engineering analysis. Moderate exterior damage was visible, and attic inspections revealed extensive structural damage to the rafters. MRI created a scope of the damage in insurance format for the owner to submit to his insurance carrier.​

Post Hurricane Ike

This 2 story home was a complete damage from Hurricane Ike and was demolished and rebuilt. The wooden piers were replaced with concrete piers and the home was constructed in compliance with current codes. MRI assisted the owner in securing a fair and reasonable insurance settlement.

Palisade Palms Condominiums

MRI was retained to provide an engineering analysis and evaluation required for the insurance claim following Hurricane Ike of this 27 story, 288 unit dual tower private condominium resort. The claim was made that the exterior building envelope had been damaged during the hurricane. MRI concluded that the exterior envelope of the resort towers must be recoated, primarily because the opposing side had cut holes around the entire property. Patching the holes would have created an uneven application and uniform thickness of coating materials. The remaining stock of supplies that would have matched the coating had an expired shelf life as well.

Townhouse Structural Beam with Termite Damge

When this Townhome suffered termite damage to a load bearing structural beam, the integrity of the structure was compromised. MRI managed the process of repair including temporary shoring while the repair was being made. Structural integrity was restored, then the exterior was repaired.
