United Airlines World Headquarters Mid-Rise Fire

When fire swept through the UA office complex, MRI was called to help manage the reconstruction, restoration, and loss settlement process. Acting as the Program Manager for this $25 million renovation, MRI planned and scheduled the recovery work, and developed the cost estimates for the insurance claim. We qualified contractors, administered contracts, audited pay applications and managed the QC program. MRI also helped settle the insurance claim by working with the insurance adjusters to develop a scope of repairs and ensure that charges were appropriate and reasonable through a detailed audit process.
Townhouse Community Balcony Failures

This luxury townhouse community had failing balcony decks and rotten structural members due to poor building practices. MRI managed the repair process obtaining and qualifying competitive lump sum subcontractor bids, planning, scheduling and controlling costs, and overseeing all facets of reconstruction to assure proper materials and techniques were used.
Townhome Complex with Termite Damage to Balconies

When this townhome complex suffered termite damage to 64 balconies and their adjacent load bearing structural beams, the integrity of the buildings were compromised. MRI managed the process of repair including temporary shoring while the repair was being made. Structural integrity was restored to all balconies and buildings, then the exterior was repaired.
Greenway Plaza Mid-Rise Hurricane Damage

This 5 story, approximately 54,000 square feet office building was damaged by Hurricane Ike. Managed Response, Inc. developed the damage and repair scope report and the repair cost estimates. We performed an exterior cladding engineering analysis which established the need for cladding replacement. MRI managed the structural re-design process, obtained emergency building permits, and the removal and replacement of the exterior walls and glass. The top three floor interiors were demolished and renovated.

MRI constructed this 6 story concrete and wood framed 44 unit condominiums. Part of the cast-in-place concrete two story parking structure is below grade and four stories of wood framing sit atop the concrete parking structure. Typical condominium finishes, life safety systems, security systems, parking control and interior air conditioned halls were included in the total building package.
Mid-Rise Office Building Parking Garage Fire

After a car fire in their parking garage caused damage to this three story office building, MRI provided the damage assessment and repair cost estimate, and expedited the insurance claim settlement. We also performed emergency response cleaning and stabilization, solicited and qualified subcontractor bids, and managed the remediation, clean-up and repair work.
High-Rise Rooftop Pool Leak

When this pool experienced leaks and consequential water damage, MRI was retained to inspect the pool and its structural support system. We detailed the deficiencies that caused the leak, as well as the related water damage and provided engineering recommendations to prioritize precautionary measures and repairs. MRI then managed the repair efforts including the support beam defects such as poor welds, rotten wood, and uncoated structural steel.

Using ground penetrating radar, MRI located a broken post-tension cable embedded in concrete, which was causing loss of structural integrity of this parking garage. MRI designed and managed the repair procedure, bringing stability back to the structure.
Condominium Fire Rebuild

MRI was the General Contractor for the $5.2 million complete renovation of this 27 unit custom condominium. Regulatory compliance and code upgrades were required because previous hurricane damage was not repaired correctly. Extensive rot was also found throughout the building that required emergency shoring and replacement to restore structural integrity.
Condominium Mid-Rise Slow Motion Collapse Averted

MRI evaluated this midtown mid-rise condominium for slow motion collapse. Thirty columns around the building were failing and pulling away from the building due to overloading of the shallow footings. Temporary shoring was put in place to support the building while structural integrity was restored to the building.
Luxury Condominium Hum

Residents in this luxury condominium reported an unidentified hum within their building, which MRI was asked to identify and remedy. Complete inspection of all building systems revealed that the chiller system pumps were direct-mounted to the concrete flooring, rather than being isolated, causing a harmonic vibration in the building. MRI engineered and managed the reconstruction of the mounting system to eliminate the transfer of vibration which was causing the hum.
Inverted Roof System with Drainage Problems

This rooftop parking and recreation area flooded with each rainstorm. MRI was tasked with locating the drainage problems, engineering a solution, and making the required changes. It was determined that improper instillation of drains caused the roof to not drain properly. MRI devised a repair program that was implemented—fixing the drainage issues.

MRI managed development of this 15 acre site so Mercury Air Group could operate their general aviation terminal at LAX. MRI managed the environmental impact statement, design of the site and new building, abatement of hazardous materials, removal of the old hangars, erection of security fences, build-out of the FBO building, moving to the new site and implementation of operations. To make way for the new FBO, two hangars had to be demolished and the underground utilities had to be located, abandoned or incorporated into the new FBO site. Lead paint and asbestos also had to be abated prior to demolition.

MRI managed this $5 million storm damaged renovation project and the loss settlement process. MRI developed the scope of repair for settlement, estimated repair costs, obtained subcontractor bids, administered subcontracts, and audited payment applications. MRI functioned as the general contractor for this work and helped develop the settlement scope of work documents that were used to settle the claim. Some of the issues encountered included asbestos abatement of the roof deck before a new roof system could be installed. An engineering evaluation coupled with the city-approved re-design drawings, established the need for additional life safety components, such as fire alarms and strobes to meet current requirements. Replacement of all electrical equipment and devices was needed to be in compliance with current codes. MRI worked with the owner to pre-plan the repair work in detail in order to minimize the impact to ongoing terminal operations.

MRI was the Construction Manager for the renovation of the 65,000 square foot National Guard hangar complex into an aircraft maintenance facility. All the exterior siding was replaced because of lead paint and asbestos abatement was required. The interiors were completely removed and replaced with new components. A cabinet shop, upholstery shop, and mechanic's shop were also built in the facility.

For this wind storm loss, MRI mobilized and implemented emergency repairs. MRI personnel evaluated the damage and developed a scope for repair. Damaged HVAC equipment was removed and replaced, a code compliance study was performed and the necessary code upgrades were implemented. The roof of the hangar was repaired in accordance with the settlement and all hangar repair work was coordinated with aircraft movement so that the day to day facility operations would not be affected.

This project was sensitive because continued jet maintenance was required while the roof was being replaced. MRI was the general contractor for this project which resulted from large hail that ruined the roof. MRI replaced the roof in sections which allowed Ameristar to continue with operations without damage to any aircraft or other equipment.

MRI was the general contractor for this $2.5 million state of the art medical center in Sugar Land, Texas. The two story, wood framed structure has an elevator and two stairwells, exam rooms, surgery and treatment areas. Also included is a concrete cancer treatment vault for a linear accelerator consisting of 53 inch thick walls, lead lined walls for the CAT scanner and X-ray rooms, and a nuclear radiation isolation areas for hypertension treatment. MRI helped the owner make ongoing design decisions to help complete the concrete vault for the linear accelerator to ensure that it fit into the building as well as other ongoing design decisions that helped this project be successful.

Islamic Dawah - Renovation

MRI provided project management services to the Owner, Hakeem Olajuwon to establish the scope, schedule, and estimated cost to transform this historic 40,000 square foot bank building into an educational center. The scope of work included replacement of the HVAC, plumbing and electrical systems, installation of code compliant exits, stairways and elevators, and preservation of historic finishes and features. MRI scheduled the project, estimated costs, budgeted the work, obtained subcontractor bids, and coordinated the pre-construction work activities that included exterior historical preservation, component storage and finishes protection.

MRI was the general contractor for this $600,000 project which, being near the gulf, had to be constructed to 130 miles per hour wind speeds in accordance with the code. This steel building has interior wood framed walls and a mezzanine storage level in addition to high bay lighting and large doors to accommodate oversized boats in need of maintenance. MRI performed all the site work including fencing, grading and drainage as well as surveying and site layout for proper construction. MRI prevailed over difficult site conditions and flooding rains to complete construction of this building.
Catholic Mutual Group

When over 35 inches of rain fell in just three days, many Catholic Church schools were flooded and required immediate repairs. MRI provided general contracting services to help several schools recover for the 2001 school year. In some cases basements were flooded and the electrical and HVAC systems were damaged. Asbestos tile and mold were abated to allow the repairs to continue. The work was done on an expedited basis so the teachers could re-occupy their rooms in time for the school.

MRI was asked to complete the construction of this 10,000 square foot luxury home after half the foundation was finished. As the General Contractor, we evaluated the existing structural issues, completed the architectural design, met all the necessary requirements of the neighborhood Home Owners Association and obtained all necessary permits. Working with subcontractors and our own direct hired personnel, we were able to finish this project and deliver a quality product to the owners.

Immediately after Hurricane Harvey's flood waters receded, MRI began mitigation procedures such as contents removal, and tear-out of wet and damaged structures. MRI met with insurance adjusters and clients to ensure proper documentation of claims and adequate settlements. For clients who wanted to make major changes, such as removal of load-bearing walls, large spanned beams, and additions, MRI provided engineering design. Construction management was also provided for reconstruction.

After Hurricane Ike damaged this home, MRI remodeled the existing space to allow for handicap access. This included changes such as an enlarged hallway, master bathroom, and shower, and reworking the layout of kitchen cabinets and counter space to provide more accessible working space
Mid-Century Foundation Repair Gone Wrong

When the homeowner noticed small signs of settling, they proactively hired a foundation company to raise the house back to level. The foundation company failed to take into account the era of original construction, a previous addition, and remodel of the home which would have necessitated simultaneous lifting. This resulted in the home being broken virtually in half. MRI analyzed the damage, engineered the solution, and performed the reconstruction to repair the damage.

This 2 story home was a complete damage from Hurricane Ike and was demolished and rebuilt. The wooden piers were replaced with concrete piers and the home was constructed in compliance with current codes. MRI assisted the owner in securing a fair and reasonable insurance settlement.
House of Deréon

When Beyoncé and Music World Entertainment needed to have their media center renovated and functional in time for a Grammy function, MRI was retained to manage a rapid design, permitting and renovation process. MRI obtained the permits and implemented the renovation using 14 hour day schedules to get the facility operating, inspected and certified for occupancy in less than four weeks. New HVAC, plumbing, ADA bathrooms, fire protection sprinklers and detection systems, new doors, stairs and other finishes were all performed quickly so that the function could be held as scheduled.
